Ans :118 km/73 miles. 1 hr30min - 1 hr45 min in car depending on traffic. Very easy to find as it is straight down highway 307 towards Playa del Carmen/Chetumal. You will pass Puerto Morelos, Playa del Carmen, Puerto aventuras and Akumal on your way. If you use GPS, search for “Yaxiik Villas Tulum”.
Ans :We recommend Hospital de Tulum. It is only a 5 minute drive for the house. They speak very well english and it is open 24 hours.

Ans :Aldea Zama, the area where the property is located, is the residential area in Tulum being closest to the beach. Although Aldea Zama is not beachfront, the renowned public beaches of Tulum are located directly in front of Aldea Zama and are accessible by foot, bicycle or car.
Look at the last two images in the gallery section on this webpage for distances. 3-5 min with a taxi, 7-8 minutes on a bicycle - to both the beach and Tulum center.
Most of our guests rent bicycles, as the area is prepared very well prepared for bikes. There are several places nearby where you can rent bikes (we will tell you where at check in). The cost is 5 USD for 24 hours. 
Ans :The telephone number to Tulum Taxi is 984 871 2029. If you do not manage to book a taxi for whatever reason, let us know and we´ll book it for you. The property is right in between Tulum center and the beach. Taxi is cheap, about 4 USD one way.
Ans :Yes, 2 swimming pools in the common area steps away from the door.  Here is a palapa, sunbeds and a barbeque area if you want to prepare some hamburgers or steaks.  Casa Yaxiik also has a private Jaquizzi on the rooftop terrace, perfect place to relax after a long day in the sun.
Ans :For now it is. However, electricity is expensive in the area - PLEASE make sure you do not have the AC going while you are at the beach or on a tour. Make sure all ACs and lights are turned off when you leave the property.
Ans :Cleaning after check out is included. If you want cleaning services during your stay, this can be agreed with our property manager at check out. 25 USD pr day for complete cleaning of the house.
Ans :Even though you prepay the entire stay, we will refund you 50% if you cancel up to 3 weeks prior to arrival date.
Ans :Check out at 11:00 AM. Check in from 3:00 PM.
Ans :Our property manager Daniella lives in the area. You will have her direct phone number and she is available whatever problem or question you might have before or during your stay.
Ans :We normally have no problem at all with people staying at Casa Yaxiik. However, we charge a 500 USD deposit that we refund after check out if you leave the house as it was when you arrived.
Ans :It is not recommended to drink the water from the tap. However, there is a Frigidaire refrigerator in the kitchen where you can get 100% purified water and ice.
Ans :Not at all. Sheets, beach towels and bath towels are provided. There is a good amount of towels, and the house has both washing machine and dryer if you need to wash them.
Ans :There are 3 bedrooms. The master bedroom has a king size bed. Both bedrooms on 1st floor has a queen size bed + a full size sofa-bed for 1 adult or 2 kids. In addition, the sofa in the living room can be turned into a comfortable sofa bed that holds 2 adults. This means that 9 adults can sleep very comfortable in Casa Yaxiik. Pillows and linens for all are provided.
Ans :No problem, right at the entrance there is a master key lock box. The keys will be inside this box and we will give you the 4 digit code prior to arrival. Our property manager will meet you in the house the next morning to make sure everything is ok and answer all questions.
Ans :Although Aldea Zama is not beachfront, the renowned public beaches of Tulum are located directly in front of Aldea Zama and are accessible by foot, bicycle or car. This is the residential area in Tulum closest to the beach.4-5 minutes, driving and 8-10 min on the bicycle depending on what part of the beach you are going to. We recommend “Playa Paradiso” and “Papaya Beach Club”. Both of them beach clubs where you´ll have sun beds, food, drinks and everything you need for a great day at the beach.
These beaches extend south along the coast for almost 6 miles

Ans :We would recommend that you reserve a private airport transfer under “additional services” at our webpage. 110 USD for a comfortable van for up to 10 people – door to door. However, there are three ways to get from the Cancun Airport to Tulum
 
Renting a car : 
Lots of options for rental cars at Cancun Airport. Easy to get to Tulum from the airport. Follow highway 307 towards Playa del Carmen/Chetumal. When reviewing the car, we recommend you to take video/picture of any scratches the car may have. They are often trying to charge you for damages to the car when you return it (damages that often were there when you picked up the car).

Private transfer service  :
Make it easy and book transportation from the “additional services” section. Book Cancun Airport – Tulum (110 USD) or if you wish to set up your return to the airport right away, choose the return ticket as well (220 USD both directions. We need to know your arrival date and flight number – a chofer will wait for you right outside the terminal building.

Taking the ADO public bus :
ADO is the main bus company in the Rivera Maya. They connect all the towns and use large air conditioned busses like the one below in the photo. ADO is the only pubic bus company that services the airport. So this is the only public transportation option. There is NO direct bus service from the airport to Tulum but it is possible with a stop in Playa Del Carmen. You must first take the ADO bus from the airport to Playa Del Carmen. It takes about one hour to get to Playa Del Carmen on ADO. Once you arrive in Playa Del Carmen you will be at the ADO bus station on 5th Avenue and Juarez Avenue. This is the ONLY bus station the airport bus goes to in Playa Del Carmen (there are two bus stations in Playa Del Carmen). At this station you will need to get on another ADO bus to Tulum.  You might be able to purchase a ticket at the airport for this separate trip (Playa Del Carmen-Tulum) if not you can purchase it at the station. Buses are frequent to Tulum and the ride takes about 50 minutes.
